What We Do
Development, construction, and subcontractor partnership, coordinated under one roof so that more of the margin and every key decision stay inside 3D.
Ground-Up · Mixed-Use · Workforce Housing · PILOT · LIHTC · ASPIRE
We acquire, entitle, and develop ground-up multifamily and mixed-use projects across Northern NJ. We target 21–60 unit deals where local relationships, MWBE certification, and deep incentive program fluency create value that outside developers cannot easily replicate.
Our long-standing relationships with property owners, brokers, community institutions, and local leadership across Newark give us access to off-market opportunities before they reach the broker market, and we actively pursue public RFPs. That is a structural sourcing advantage built over decades, not months.
PILOT, LIHTC, ASPIRE, and HUD/HMFA programs are underwritten into every eligible deal from day one — not layered on after the fact. That is the difference between deals that pencil and deals that don't.

Long-standing relationships with property owners, brokers, and city stakeholders, plus PILOT experience, give us off-market deal flow and a financing edge.
Lower land basis, deep renter demand, built-in cap rate spread from acquisition to exit.
Target Bayonne/Harrison for lower land basis than JC proper while capturing full NYC corridor demand.
¹ New construction rent ranges reflect stabilized Class A/B product in target submarkets. Market averages sourced from RentCafe/Yardi Matrix (April 2026) and Point2Homes. Cap rates per CBRE Q1 2026. Most real estate developers pay a general contractor 10–20% of hard construction costs to build their projects. That margin leaves the deal — and flows to a third party. At 3D Development, our own contracting arm serves as general contractor on our projects wherever financing, bonding, and project scale allow. When it does, that margin stays inside the deal.
This is not just a cost savings — it is a structural capital advantage. On any meaningful deal, the GC margin recaptured represents a significant share of the equity return. It also gives us direct control over cost and schedule, with fewer handoffs and change order disputes between owner and builder.
Construction costs are underwritten deal-by-deal using current market pricing. We do not apply generic per-square-foot benchmarks — we build a scope-specific cost model for every project, based on actual labor market conditions, material pricing, and site constraints. That precision comes from running construction ourselves.
Construction cost assumptions are deal-specific and provided in project-level investment materials. We do not publish generic per-square-foot benchmarks because NJ multifamily construction costs are scope, market, and timing-dependent. Running construction through our own contracting arm gives us cost clarity that outside developers rarely have, and that clarity is the underwriting advantage.
Registered · Bonded · Insured · SBE Certified · MBE Certified
Our contracting arm manages construction on 3D Development projects and also takes third-party contracts. We are a registered home improvement contractor, bonded and insured in New Jersey, with SBE and MBE certification making us eligible for government set-asides and publicly-funded construction programs.
This integrated construction capability means we can keep construction margin inside the deal where we serve as general contractor, while directly controlling cost and schedule. It also means we can take third-party GC work — from other developers, municipalities, and institutions — as an independent revenue stream that funds operations between development deals.
Low-rise multifamily (3–5 stories), ground-up. The core of what we're built to deliver.
Commercial ground-floor and residential upper-floor coordination.
Government and public agency contracts. SBE eligible — set-aside qualified.
Repositioning of existing structures for multifamily or mixed-use conversion.
Construction management for other developers and institutions in our markets.
Cost control consulting and scope optimization for projects in pre-construction.
